Houses and Condos for Sale in Toronto and the GTA

Buying a Home With Fardad Farhanian

The homes below are listings represented by Fardad Farhanian, Broker with RE/MAX Realtron Realty Inc., Brokerage. They are only part of the picture. As your buyer's agent, Fardad searches the whole MLS for homes that fit your brief, books the showings, and brings in opportunities from his broker network, whether or not they appear on this page.

Most of his buyers are looking in Thornhill, Richmond Hill, Vaughan, Markham, North York and Toronto, with others moving north to Aurora, Newmarket or Innisfil. Each area page sets out the neighbourhoods, housing types and local factors to plan around before you tour, from land transfer tax to school catchments.

A listing site shows asking prices. What it cannot show is how a home compares with what actually sold nearby, whether a list price is a valuation or a strategy, what a condo's status certificate says about the building, or which side of Yonge Street a Thornhill house sits on. That is the work a buyer's agent does before you commit to a showing, let alone an offer.

Buying with Fardad follows five stages:

  • Discovery. A private call about budget, timing, neighbourhoods and must-haves.
  • Financing. Pre-approval confirmed with a lender or mortgage broker before showings begin.
  • Search. A curated shortlist and scheduled showings, including homes not shown here.
  • Offer. A price set against comparable sales, with conditions that protect you.
  • Close. Coordination with your lawyer, inspector and lender through to keys in hand.

Service is available in English and Farsi. To start a search, or to ask about any property below, contact Fardad or call +1 (416) 707-1031. If you need to sell first, the selling page explains how both closings are lined up.

Houses and Condos for Sale in Toronto and the GTA

Buying here means moving between very different worlds. A detached house on a quiet Thornhill street, a townhouse backing onto green space in Richmond Hill, a one bedroom condo steps from a subway station in North York: each one carries its own pricing logic, its own pace, and its own list of things to check before you sign. Fardad Farhanian, Broker with RE/MAX Realtron Realty Inc., Brokerage, has spent 25 years full time helping buyers read those differences, with over $750 million in closed transactions behind that experience.

Start with what the search actually looks like. Houses for sale in Toronto tend to trade on lot size, frontage, and the cost of the work a property still needs. Condos for sale across the GTA trade on floor plan efficiency, exposure, maintenance fees, and the condition of the reserve fund. Homes for sale in Thornhill often sit between the two, with buyers weighing school catchments, the commute down Yonge Street, and how much yard they are willing to trade for a shorter drive.

Neighbourhoods differ more than the listing photos suggest. A few things are worth knowing before you tour:

  • Thornhill and Vaughan: established detached homes alongside newer builds, with steady demand from families moving north out of the city.
  • North York and Toronto: the widest range of condo product, from older, larger suites to new construction close to transit.
  • Markham and Richmond Hill: townhouse and semi options that often stretch a budget further than a comparable detached listing closer in.
  • Aurora, Newmarket, Whitchurch-Stouffville and King City: more land per dollar, with commute time as the main tradeoff.
  • Scarborough, Etobicoke, Mississauga and Brampton: varied housing stock and pockets that reward a careful, street by street look.

When it comes time to write an offer, preparation does most of the work. Sort financing early so your numbers are real, and use the mortgage page as a starting point. Decide in advance which conditions matter to you, whether that is financing, a home inspection, or a status certificate review on a condo. Look at what comparable homes have actually sold for rather than at asking prices alone, because a list price is a strategy and not a value. Then set your ceiling before emotion enters the room, and hold it. In a multiple offer situation the buyers who do well are usually the ones who decided their terms in advance, not the ones who improvised at the deadline.
