Toronto Real Estate Agent and Realtor
Fardad Farhanian has represented buyers, sellers and investors across the City of Toronto for 25 years, working from the RE/MAX Realtron office just north of the city line at 7646 Yonge Street in Thornhill. His Toronto work runs from condos in the downtown core and North York to the luxury neighbourhoods of Yorkville, Forest Hill and the Bridle Path.
Toronto is many markets at once. A downtown condo trades on floor plan, exposure, maintenance fees and the building's reserve fund. A detached house in midtown trades on lot, schools and the cost of the work it needs. A Toronto realtor has to know which rules apply to the property in front of you.
Toronto neighbourhoods and property types
| Community | Housing character | Typically suits |
|---|---|---|
| Yorkville and the Annex | Luxury condominium residences and Victorian houses | Downsizers, professionals and luxury condo buyers |
| Forest Hill | Large detached homes on treed streets | Families and luxury buyers |
| The Bridle Path, York Mills and Hoggs Hollow | Estate homes on large ravine and treed lots | Buyers wanting privacy inside the city |
| Lawrence Park and Lytton Park | Detached family homes in midtown | Families focused on schools and parks |
| Yonge and Eglinton | Condos and townhouses along TTC Line 1 | First time buyers and commuters |
| Downtown core | High rise condos close to work and transit | First time buyers, investors and professionals |
| North York | Condos along Yonge Street and family homes in Willowdale and Bayview Village (see the North York page) | Commuters and families who want to stay close to Thornhill |
| Scarborough and Etobicoke | Varied housing stock across many distinct pockets | Buyers who want more space for the budget |
Buying in Toronto with Fardad
Buying with Fardad follows five stages: discovery, financing, search, offer and close, with pre-approval confirmed before showings and every offer priced against comparable sales.
Toronto adds costs and checks of its own. A purchase inside the city pays both the Ontario land transfer tax and the Toronto municipal land transfer tax, so the cash needed on closing is noticeably higher than for the same price north of Steeles Avenue. Condo buyers need a lawyer to review the status certificate, reserve fund and maintenance fees. In competitive pockets, buyers who decide their terms before an offer deadline usually fare better than those who improvise. Current inventory is on the homes for sale page, and closing costs are set out on the mortgage page.
Selling in Toronto with Fardad
Selling in Toronto starts with a valuation built from sales on your street or in your building, the listings you would compete with, and the condition, lot and exposure of your property. Luxury homes and condos need particular care, because there are fewer true comparables and each buyer weighs the details differently.
Fardad then manages preparation, professional photography, video and floor plans, MLS and online marketing, and outreach to buyers and cooperating agents, in English and Farsi. Sellers who prefer a quieter launch can discuss the options before anything is listed, along with the trade-off in exposure. The full process is on the selling page, and completed transactions are on the recently sold page.
Service in English and Farsi
Fardad is fully bilingual in English and Farsi and serves Persian-speaking buyers and sellers across Toronto, with particular depth in North York, where Yonge Street between Finch and Steeles is the historic heart of the Persian community. See the Persian real estate agent page.

Toronto real estate agent FAQ
Do I pay two land transfer taxes when buying in Toronto?
Yes. A home inside the City of Toronto pays the Ontario land transfer tax and the Toronto municipal land transfer tax. Both are due on closing, and eligible first time buyers can claim a rebate on each. Homes north of Steeles Avenue, in Thornhill, Vaughan, Markham or Richmond Hill, pay only the provincial tax.
Which parts of Toronto does Fardad cover?
The whole city, including the downtown core, midtown, Yorkville, Forest Hill, the Bridle Path, York Mills, North York, Scarborough and Etobicoke.
What should I look for in a Toronto real estate agent?
Look for someone who works your part of the city regularly, shows you comparable sales rather than averages, and explains every term of an offer. Check that the agent is registered with RECO, ask who will actually handle your file, and ask how they would price and market your home or approach an offer on the one you want.
Can a Toronto agent help me sell a luxury home discreetly?
Yes. Some sellers prefer limited exposure, private showings or no open house. Fardad discusses those options and their trade-off in buyer reach before anything is listed, and handles the sale personally from valuation to closing.
