Canadian refrigerated-warehouse capacity is scarce and aging while grocery, agri-food and pharma cold-chain demand keeps growing. A 102-acre site with Highway 400 access, an hour from Toronto, positioned between the food terminals of the GTA and the growing markets of Simcoe County and cottage country, is a rare cold-chain location.

Planning
Agricultural land outside the current settlement boundary. Provincial Planning Statement 2024 allows settlement-area expansion requests at any time; the Highway 400 / 6th Line interchange (ESR addendum complete) and the Innisfil Heights employment-area expansion are the key regional triggers.
Path forward
Employment-area designation and zoning by-law amendment supported by a planning rationale, transportation impact study, functional servicing and stormwater reports, and an environmental impact study.
